A recent study by European Tour Destinations (ETD), a network of prestigious golf resorts, reveals a fascinating shift in the demographics of golf property buyers. Prior to the pandemic, these buyers typically fell within the retirement age bracket (65+). However, the research, compiled in their multimedia feature “A Changing Landscape: Golf Real Estate in 2024,” paints a new picture.
Today’s golf property buyer skews younger, with the average age dropping significantly to the early 50s. This trend can be attributed, in part, to the rise in wealth among younger generations and the increasing popularity of remote work.
The allure of golf property remains strong, with buyers willing to pay a premium for the lifestyle it offers. The study reveals an average 19% price increase for properties within ETD resorts compared to those outside. Furthermore, a stunning 16.5% premium is paid for properties with a coveted golf course view.
“We felt it was crucial to revisit the market post-pandemic,” says Sandra Ruttle, ETD’s real estate consultant. This new study builds upon similar research conducted in 2018, providing valuable insights on current trends and buyer profiles.
The report, based on 2023 sales data including plots, villas, townhouses, and apartments (138 total), offers a comprehensive picture of the market. It highlights not only shifting consumer behaviour but also the marketing and sales strategies driving success within the ETD network.
“The premium pricing enjoyed by properties within ETD resorts is a testament to the exceptional services and value offered by our venues,” Ruttle states. Beyond the allure of golf itself, ETD resorts prioritise exceeding local competition through innovative services and amenities.
The study delves deeper, revealing a fascinating aspect of buyer behaviour – faster decision-making. Previously, the average buyer required three to four visits before committing. Today, the vast majority of sales occur after one or two visits, with an average buying period of just 12 weeks.
